* Absolute military neutrality. No participation in any military alliances or coalitions, no military activities by third parties on Ukrainian territories, no foreign military bases, units, or infrastructure. This is the main thing, isn't it. Russia believes that it is threatened by NATO. It is besides the point whether NATO indeed threatens it - the important thing is that Russia believes it and wants assurances against it. It will be a major point of contention but is not unreasonable, under the circumstances.
* No obtaining, transiting, or installing of nuclear weapons in Ukraine. Again very reasonable - nuclear non-prolifiration and all that.
