百万房贷利息较高峰减半，房贷利率来到历史低位
5月8日，在央行官宣“降准降息”、降低公积金贷款利率后，北京、深圳等诸多城市接连跟进新政，宣布个人住房公积金贷款利率下调0.25个百分点，5年期以上首套房利率降至2.6%。在业内看来，公积金贷款的利率，对商业贷款利率有一定“锚定”作用，过往公积金贷款与商业贷款利率差持续收窄，导致商业贷款利率下调空间受限。新政有望带动商业贷款利率随之下调，且下调幅度有望超过LPR的下调幅度。回望近几年的利率高点，当前房贷到底“减负”了多少？以一套总价300万的房子为例，若按首付三成、商贷30年、等额本息方式计算，首套房商贷利率从2021年的高点5.74%降到3.01%，相当于利息总额减半、月供缩水近三成。
